Closed on two today that I loved so much 🤍 5315 Brann, Oakland, the smoothest transaction of my life — submitted an offer at list price, ratified an hour or two later, an escrow so effortless that I was waiting for the other shoe to drop. But it was just smart, decisive clients & a stellar listing agent, title and lender — easy breezy all around. 🤍 2558 Scenic, Oakland, sold representing the sellers. This listing was my baby!!! Listed at $759,000 sold for $925,000 with multiple offers. These clients are dear to me. This outcome is so wonderful particularly in a down market. Thank you, thank you for the trust
I don’t think KT is quite the danger that insurers make it out to be but fundamentally it is ungrounded wiring not designed for our modern electrical usage — and is almost 100 years old. Bare minimum, remove your attic insulation if it’s layered over knob & tube bc that’s asking for trouble in a fault condition
Soft stories, and weak stories, are when buildings have significantly less rigidity in the first floor than the floor(s) above it — like living space over a garage, for example. We worry about them in earthquake prone areas because of the tendency to collapse laterally under seismic stress, which we saw plenty of in the Loma Prieta earthquake particularly in apartment buildings with parking beneath. Especially if there’s sleeping space above your garage this is your first retrofit priority ✅
